The highest engineering standards

All buildings in Centar Centra 2000 were built in accordance with highest civil engineering standards allowing maximal use of space. The total current area of office space, located in two buildings (Facility A and D4) is approximately 17 000 m 2.

Business building D4 was finished in May 2008. The layout area of the ground floor is approximately 830 m 2 with 8 additional floors. First four floors stretch on 830 m 2 each, while the higher floors stretch on 550 m 2 and have access to balconies. The total gross area of the building is approximately 7 500.00 m 2 . The building is oriented east-north.

3 elevators are located at the ground floor, connecting the 3 underground garage floors with the rest of the building.

Each floor consists of office spaces, staircase, elevators, utility rooms and separate toilets for men and women.

Flexible interior arrangement and facility equipment for perfectly functional work environment.

Highly equipped office space with computer floors and the Armstron type suspended ceilings can be flexibly arranged and divided by plasterboard panels to meet the requirements of every tenant, and thus creating a perfectly functional working environment in a form of separate, combined or open space offices. The final layer on the floor is made of textile panels. Lighting, ventilation and sprinklers are built in the suspended ceiling

Offices are air conditioned via the four-cylinder fan coil built in the suspended ceiling. In addition, continues flow of fresh air is supplied via the air conditioning chamber and ventilation distribution channels as well as through windows. Office premised are heated via fan coils build in the parapet walls.

The heating medium is hot water supplied by the HEP Toplinarstvo distribution network.

All heating, cooling and ventilation systems are automated and connected to the central control system through which the entire building is operated. However, tenants can regulate and control heating and cooling of each space separately.

Also, each floor can have a server room with its own special air-conditioning unit, which tenants can procure and install by themselves.

The office buildings hold a category B energy certificate.

Fire protection at the Building D4 is provided via the sprinkler system, and all technical premises and spaces between ceilings are equipped with conventional detectors. Hydrants and MGP-9 fire extinguishers are placed on each floor.

Backup power supply is provided via a common diesel generator with the capacity of 500 kWh.

Each floor is a separate unit with water, electricity and heating meters installed on each floor. The utility expenses can therefore be calculated according to actual consumption.

All buildings are under the 24-hour video surveillance with a security guard present at all times at the reception located in the lobby.

In the class A offices of building D4, we have as our tenants various reputable companies such as Samsung, Novartis, Herbalife, Law office Praljak & Svić, Law firm Župić & Partners, Redknee, Tekkao Japanese restaurant, Le Cinema Caffe etc.

Installed equipment:

  • floors are connected via staircase and elevators adapted to people with impaired mobility
  • spacious toilet rooms on each floor
  • electrical room on each floor
  • preparation for the server room on each floor
  • common kitchenette on each floor
  • electricity, water and heat meters on each floor
  • windows that can be opened
  • air conditioning, ventilation and heating, with regulation units for each separate space on the floor
  • phone, internet and DTK connections, and FT and RTV installations
  • all installations are placed in the suspended ceiling and computer floors
  • computer floor enables flexible placement of tables and cable connections through the floor without restrictions
  • backup power supply provided via the common generator
  • 24-hour video surveillance: technical protection and security guards
  • fire protection (sprinklers and hydrant system)
  • level of completion of business premises as per agreement
  • floor arrangement flexibility – flexibility to change room arrangement
